Developer Overreach: A Threat to Our Community’s Character
The proposed Travelbea Marking development represents a massive overreach that threatens the very fabric of Oak Bay. The developers are pushing for over-densification, proposing 24 housing units—accommodating up to 80 residents and 50 cars—on just 0.8 acres of land. This density is 15 times greater than what is typical for Oak Bay and would drastically alter the character and livability of our neighbourhood.
While we are pro-development and support new housing initiatives that are in line with our community’s needs and compliant with zoning bylaws, this proposal goes far beyond what is reasonable. The Travelbea-Marking development ignores crucial zoning regulations, including limits on building height, density, footprint size, setbacks, parking requirements, and tree protection in order to maximize their profits – pure greed. These are not just technicalities—they are vital elements that preserve the balance of our community.
The neighbours have tried to work with Travelbea and Marking to reach a mutually acceptable redevelopment plan. In fact, the neighbours agreed to a previous proposal that offered much needed housing, while maintaining the character of the neighbourhood, greenspace and safety of Greenway users.
However, all recent attempts to work with Travelbea and Marking have been unsuccessful. We remain open to a balanced solution that respects the community’s needs.
The rapid development of Oak Bay is being lead by pressure, primarily from provincial government. Many residents are concerned that this accelerated growth is not serving us, but being imposed on us. We are reaching out to ensure our voices are heard and that the future of Oak Bay reflects the desires of those who live here.
We deserve thoughtful, responsible development—not a project that overwhelms our community. The future of Oak Bay is in our hands, and we must ensure that development enhances, not erodes, the quality of life for those who call it home.
